Ads are put in craigslist until they are sold and here is the reason:  The biggest problem we have in today’s market is that many transactions fall apart when in escrow.  Today, a buyer has so many hurdles in order to obtain financing; assuming no issues with the property.  And if the property has issues, many buyers want some sort of credit or repairs done and the banks are selling properties as-is.

So long story short, deals can fall apart and when they do I like to have a backup buyer in place to jump on the opportunity.  You’ll be surprised of how many buyers do not take advantage of the backup position.  And most sellers will ask me to continue marketing the property even after it has gone pending sale for this very same reason.
